Architect Adjusting Model

Understand the next step

You do not need to arrive with every decision made. You do need a clear picture of what comes next, what it involves and who is responsible.

Your starting point may be an idea or a developed set of plans. The project pathway should reflect that rather than send you through unnecessary steps.

Before construction

Start with the brief. The first conversation covers your location, proposed project, budget and intended timing. Bring your priorities and any available drawings.

Review the site and design pathway. Access, levels, design requirements and unresolved questions influence how the project should progress. Clarify who is providing each service.

Define the scope and pricing basis. Drawings, specifications and selections help establish what is included, excluded or still to be allowed for. Distinguish an early estimate from a detailed construction price.

House Under Construction

Construction and handover

Prepare to build. Before site work starts, the relevant documentation, appointments and approvals need to be in place. Contract arrangements, the programme and client decisions should be understood.

Build and resolve decisions. Agree the communication arrangement before construction. Proposed changes should be considered alongside their implications for cost and timing.

Handover and the next chapter. Handover should make practical information understandable, from available product documents to maintenance guidance and how to raise questions after completion.
